Renovations

Kitchens, bathrooms, and whole-floor guts. We run demo, framing, and rough plumbing and electric through the two licensed subs we've used for a decade, then insulation, drywall, tile, cabinets, and finish carpentry with our own crew. One contract, one schedule, one number to call.

Additions

Bump-outs, family rooms, and full second stories. We pour the footings, frame, and tie the new roofline into the old one so it reads original. Siding and trim matched to the house, permits and inspections handled by us, start to finish.

Roofing

Tear-offs and re-roofs in architectural asphalt, cedar, and standing-seam metal. Ice and water shield at every eave and valley, no exceptions. Most houses take two days, and we magnet-roll the lawn before the trucks leave.

Decks & porches

Pressure-treated frames on poured footings, cedar or composite decking, and railings that pass inspection the first time. Screened porches, pergolas, and stairs that don't bounce. Built to be re-stained, not replaced.

How a job runs

Walkthrough to walkthrough.

Walkthrough

Dan walks the job with you, measures, and asks what the space needs to do. Free, and usually about an hour.

Fixed quote

An itemized quote within the week: materials, labor, allowances, and a start date. The number is the number.

Scheduled build

The crew arrives at 7:30, the site is swept every night, and you get a call every Friday with what happened and what's next.

4

Final walkthrough

We walk the finished job together with the punch list. Every item gets done before the final invoice. The 2-year warranty starts that day.

About change orders: if you change the scope mid-build, or we open a wall and find trouble, we price it in writing and you approve it before we build it. The quote never moves without your signature.

Why homeowners call us

Nine of us. One way of working.

Ray Rafter framed his first house in 1987 with a borrowed nail gun. His son Dan has run the crew since 2012: nine carpenters, two trucks, and clients whose kids now call us for their own houses.

Same crew, start to finish

No rotating subs. The people who demo your kitchen are the ones who set the last cabinet, and Dan is on site every day.

The quote is the price

Fixed and itemized. If anything changes, you sign it before we build it. Nobody opens the final invoice and winces.

We answer the phone

The office picks up from 7 to 5. During your build you get Dan's cell, and he answers that too.
